This project is located on Pine Grove Road in the City of Steamboat Springs and abuts Fish Creek. The plan created 72 units in three buildings along with an amenity building for the residents. The project targeted households earning between 30% to 120% of the area median income.
The project required careful considerations for both internal vehicular and external pedestrian circulation, while both embracing and protecting Fish Creek. Landmark also performed a detailed floodplain analysis and assisted with locating the constructed improvements responsibly. A Letter of Map Revision (LOMR-F) was obtained to reflect the revised special flood hazard area to ensure the property was not subject to financing restrictions associated with flood insurance.
Additionally, the project included an offsite water main extension below Fish Creek that included funding from Mt. Werner Water, the Department of Local Affairs (DOLA), and project developer.
